This Subway outlet was established in the newly built Arles Place complex in FoTan. Developed from a bare shell condition, the kiosk showcases Subway’s global brand identity through a compact, efficient layout designed for high-volume takeaway.

Key elements include streamlined customer flow, illuminated brand features, hygienic materials, and optimized MEP integration. Despite ongoing mall development, the project was delivered on time and fully complied with local licensing and safety standards. The team navigated tight timelines, incomplete infrastructure, and regulatory hurdles through precise coordination and strong site management.

CONCEPT & DESIGN INTENT

This Subway kiosk was established within the newly constructed Arles Place shopping and residential complex in FoTan. Positioned prominently within a high-footfall retail zone, the design adheres strictly to Subway’s corporate branding, blending international identity with local executional precision. The kiosk layout promotes efficient flow, visibility, and accessibility, offering a compact yet fully functional sandwich counter optimized for quick service.

SPATIAL STRATEGY / PLANNING LOGIC

The store was built from a bare shell condition, allowing complete spatial control from day one. Key features include:

  • Linear customer circulation: From order to payment in one clean line

  • Integrated menu visibility: Digital boards positioned to maximize ordering efficiency

  • Equipment zoning: Cold storage, food prep, and service counters are demarcated

  • Optimized ceiling clearance: MEP coordination ensured seamless integration with mall infrastructure

PROJECT GOALS & OUTCOMES

COLLABORATION & CONSTRAINTS

Working within a newly completed property, the project faced unique conditions:

  • Incomplete supporting infrastructure during initial fit-out

  • Coordination with multiple parties, including the mall developer, FSD, HVAC, and MEP consultants

  • Compressed construction period requiring back-to-back trades

  • Regulatory pressure to secure licenses within a limited window

The team overcame these challenges through decisive planning, direct site supervision, and close communication with the mall authority.
