Completed in 2019, Sweda CoWork is a Hong Kong–based shared office space located in the Lai Chi Kok industrial district. Spanning 8,000 sq ft, the project was conceived as a modern co-working hub with an operational model similar to global benchmarks such as WeWork, yet tailored to the local context. The design strikes a balance between functionality and aesthetics, creating an energetic and welcoming environment for startups, SMEs, and corporate users alike.
The facility integrates private offices with open-plan workspaces, breakout lounges, and extensive shared amenities. A six-month renovation transformed the industrial floor plate into a vibrant, collaborative hub, featuring all-new infrastructure systems, including HVAC, fire services, drainage, and restrooms. Sweda CoWork positions itself as both a flexible workspace provider and a semi-private headquarters solution for local enterprises.

CONCEPT & DESIGN INTENT
The design vision was to reinvent an industrial-level floor plate into a lively co-working community. By blending functional layouts with bold color palettes, the environment fosters creativity, collaboration, and productivity.
SPATIAL STRATEGY / PLANNING LOGIC
The floor plan integrates:
A large reception and waiting lounge
Private offices and meeting rooms for individual companies
Open-plan shared work areas
Pantry and café bar for social interaction
Event/presentation area with modular seating
This layered approach ensures flexibility for both independent professionals and corporate tenants.

A vibrant interplay of yellow, grey, and neutral tones defines the space.
Acoustic wall panels offer both sound control and visual dynamism, while playful, cloud-inspired lighting installations add warmth and character. High-quality finishes and ergonomic furniture elevate the user experience.

COLLABORATION & CONSTRAINTS
The retrofit required a comprehensive overhaul of MEP services (air conditioning, fire protection, drainage, etc.) within an existing industrial building structure. Our design and construction teams collaborated closely with building management and contractors to ensure regulatory compliance while maintaining the original design intent.
