Completed in 2021 at Pacific Place, this 4,000 sq ft. office expansion transformed an adjoining unit into a seamless extension of NLVC’s headquarters.
The design introduced a branded reception lounge, a fully equipped conference room, and reconfigured private offices, striking a balance between professionalism and a contemporary aesthetic. A restrained material palette, glass partitions, and selective reuse of existing elements ensured efficiency, sustainability, and timely delivery, reinforcing NLVC’s image as a forward-looking investment firm.

CONCEPT & DESIGN INTENT
Our vision was to transform an adjoining office unit into a seamless extension of NLVC’s existing headquarters, striking a balance between functionality and a contemporary, enduring aesthetic. The design prioritised a professional yet welcoming environment, introducing a dedicated reception lounge to elevate the client experience, while enhancing workplace efficiency with upgraded facilities. Although some partitions from the previous tenant were retained, most of the space was reimagined to ensure modern coherence and long-term adaptability.
SPATIAL STRATEGY / PLANNING LOGIC
The planning focused on clear circulation and zoning to support both collaborative and private work. Key strategies included:
Reception & Waiting Area at the entry, acting as a branded gateway.
A fully equipped conference room positioned for accessibility, with advanced video-conferencing support.
Private offices retained from the previous fit-out but reconfigured with new furniture to maximise efficiency.
Breakout corners with informal seating to encourage social interactions.
Corridors with glass partitions to promote visibility, natural light penetration, and connectivity across zones.

MATERIALITY & DETAILING
We employed a restrained palette of materials to emphasise clarity, lightness, and precision:
Flooring: Light wood in herringbone pattern for reception and breakout areas; textured grey carpet tiles in office zones for acoustic comfort.
Lighting: Integrated linear LED strips, recessed downlights, and accent lighting to provide a bright yet calming environment.
Furniture: The meeting room features ergonomic mesh chairs and light oak conference tables, while modern modular desks are used in the offices.
Partitions: Extensive use of glass walls to ensure transparency and daylight access.
While not a sustainability-focused retrofit, the design leveraged the reuse of existing partitions where possible, reducing unnecessary demolition and material waste.


PROJECT GOALS & OUTCOMES
The project aimed to deliver a seamless extension that met the client’s immediate growth needs while reinforcing their brand identity as a forward-looking investment firm.
On-time delivery in 2021 enabled NLVC to expand operations without disruption.
Client satisfaction was achieved by creating a professional environment that aligned with global business standards.
The new reception and conference areas provided added value, enhancing both corporate image and international collaboration capabilities.
COLLABORATION & CONSTRAINTS
As the new office was directly adjacent to NLVC’s existing premises, one of the main challenges was to integrate the new unit with the original layout without significant operational downtime.
We coordinated closely with the landlord and building management (Pacific Place Phase II) to navigate site-specific requirements.
Selective reuse of the previous insurance company’s partitions helped shorten construction time and minimise waste.
AV consultants and furniture suppliers were engaged to ensure the conference room technology and ergonomic standards met client expectations.
Through careful planning and collaboration, the project successfully delivered a streamlined expansion that combined continuity with renewed identity.
